A new metal roof can easily last beyond 50 years or more with very little maintenance. They are very durable and can withstand the harsh weather conditions we see in the Dallas Fort Worth area. Extreme temperatures, high winds and moderate hail are no match for the protection a metal roof can provide your home.

So why aren’t all roofs constructed with metal? Good question and there is an easy answer: Cost

Metal roofs have a significantly higher material cost and the labor required for installation is a very specialized skill set. Subsequently the roof systems longevity does help to offset the initial cost over time.

The Pros and Cons of metal roofing systems:

Metal Roof Pros:

  • Durability is often the first thought for most people.  A metal roof can provide a service life of fifty years and beyond in some cases.  Compare that to an asphalt shingle roof system in North Texas typically serving only fifteen to twenty years before it needs serious attention.
  • Metal roofs are environmentally friendly.  Traditional asphalt shingles consume a lot of fossil fuels during the manufacturing process.  The shorter life span of asphalt shingles means they will end up in a land fill much sooner when replaced and recycling uses are minimal.   Most metal roofing products contain a significant percent of recycled material in their manufacturing and all of the metal is recyclable when replaced.
  • Metal roofs are energy efficient.   Metal roofing reflects solar radiant heat, instead of largely absorbing it like most asphalt shingle products do.  Some metal roofing products also have a special reflective pigment that enhances the reflectivity of solar radiant heat even more.
  • Todays metal roofing systems are great looking and add a flare of style that can only be achieved with a metal roofing system.  With the ability to pick from a wide ranging color pallete and numerous styles, the perfect metal roof that will handsomely complement your home is sure to be found.

Metal Roof Cons:

  • They can be expensive (but oh so beautiful, we know!).  Compared to a traditional laminate asphalt shingle roofing system, metal roofs vary from being three to five times more in cost.
  • Metal roofs are not bullet proof.  They can be dented which can lead to some issues.  In Dallas Fort Worth this risk is primarily from hail storms and any potential tree limbs that could fall onto the roof.  Also, some metal roof systems really can’t be walked on, so be sure you confirm things like this when making a selection for your metal roof system.
  • Many insurance companies now require a “cosmetic damage waiver” if your home has a metal roof.  This is tricky topic.  Most insurance companies will provide a significant discount on your overall annual homeowners insurance premium for having a Class 4 rated metal roof.  The downside is that if you sustain hail damage on your metal roof and it only causes dings that are ugly, the insurance company can deny a claim citing the cosmetic damage waiver.
